HOA dues are due on the 1st of each month, quarter, or year, and considered late after your HOA's defined grace period has passed (your HOA's specific due date and grace period are defined in your HOA's assessment collection policy). A late fee is applied to your ledger if at least part of your balance was unpaid as of the due date grace period.
Reasons for unpaid balances include:
Payment was not remitted in time
If paid by check, the check may be lost in transit (we reccomend you pay via your Online Portal)
You chose the non-adjusting autopay setup, and you did not update this configuration for your HOA's new assessment amount at the beginning of the fiscal year (we suggest you change your autopay setup to automatically change each year)

Your HOA is a non-profit corporation. Therefore, your HOA's budgeted income is equal to the budgeted expenses for each fiscal year. Each fiscal year, your Board of Directors develops a comprehensive budget based on past expenses and future expense projections.
Once projected expenses are budgeted for the upcoming fiscal year, we then calculate your assessments to ensure that the total assessment income of all units equals the total budgeted expenses for the upcoming fiscal year. Per your HOA's unique CC&Rs, unit assessments are either uniformally equal, or prorated based on certain calculations (usually by square feet).

Financial institutions, mortgage lenders, or other entities may request a Certificate of Insurance (COI) to verify that your HOA maintains specific insurance policies. This document serves as proof of your HOA's coverage for their specific requirements.
To request a COI, you must contact your HOA’s insurance agent directly. Their contact details are available in your insurance policy documents, which can be accessed under the “Shared Documents” tab within your HOA’s Online Portal. Many insurance agents use https://www.eoidirect.com/ to easily handle these requests.
If you need assistance locating this information, please call us at 833-989-4462. We cannot directly distribute the COI to you on behalf of your HOA's insurance agent.
